Financing, Site, and Rough Construction

This unit guides students through the financial, site-selection, and early-construction phases of a custom home project, from working with construction lenders and building bank budgets to placing the house, pouring the foundation, and installing rough systems. It also covers team-building steps—hiring contractors, submitting preliminary plans, and preparing for finish carpentry and utilities—so learners can transition from planning to on-site execution.

Learning Objectives

• Analyze construction lending requirements, draw schedules, and the voucher system to create a compliant construction financing plan and bank construction budget
• Apply the construction loan process and cash-management practices to sequence draws, manage project cash flow, and prepare preliminary submissions for lender approval
• Evaluate lots, site-placement factors, utility needs, and contractor qualifications to select an appropriate site, assemble a project team, and produce an approved site placement plan
• Demonstrate knowledge of structural and carpentry workflows by sequencing and documenting procedures for foundation pouring, framing, rough system installation, and preparation for finish carpentry
